Commercial Property Condition Assessments
All of our commercial property condition assessment property condition assessments follow the baseline property condition assessment process as outlined in the ASTM E-2018 standards unless deviations are previously discussed and mutually agreeable. One of the stated goals of the assessment per the ASTM Standards is to identify and communicate physical deficiencies including defects and deferred maintenance including the cost to remedy items over $3,000 or $10,000 in aggregate.
The process involves document reviews; personnel and vendor interviews, followed by a "Walk-Through" survey conducted by a qualified field observer and is non-invasive. The results of the "Walk-Through" survey are then reviewed, and combined with the document reviews, interviews and established cost estimates, to generate a complete and comprehensive Property Condition Report.
We have the flexibility to custom tailor your assessment for your project, budget, client and situation. Priority One provides the consultants available for services that you may want that exceed the base line ASTM E-2018 standard. Such as invasive and operational inspections of Elevators, HVAC Equipment, High Capacity Electric Service, pools, Radon, or other critical equipment, which is addressed with our property condition inspection.
Whether you have a storefront of 1,000 square feet that needs a (PCI) Property Condition Inspection or a large shopping mall of over 100,000 square feet that you need a (PCA) Property Condition Assessment, we have the experience to answer your questions or concerns in your time frame and budget.
Commercial Property Condition Inspections
If you or your business wants or desires an in-depth inspection and unit functionality of the facility's systems, you should consider a property condition inspection, which is more invasive and inclusive than a property condition assessment.
Our commercial property condition inspections use the baseline commercial property condition assessment property condition assessment process as outlined in the ASTM E-2018 standards and then specify deviations that are developed with the client to meet their needs and building type. These deviations will go beyond the ASTM E-2018 standards and usually include dismantling and operation of key systems, maintenance suggestions, long term replacement schedules and cost to remedy defects with no minimum cost threshold. They do not normally include obtaining documents and interviewing called for in the standards and that we provide in our property condition assessments.
This level of inspection is widely used by individual investors buying apartment/office buildings, shopping malls or business owners/buyers of stores and various types of industrial buildings for their company's use. We have programs ideal for retail/wholesale stores up to malls of over 100,000 square feet, Multi-Unit apartment/condo/townhouse buildings, office buildings and industrial buildings.
